The Process
Although there is a lot to demonstrate when we go at length, below are the salient steps of the investment process in brief.
We Discuss Goals
We start our journey by discussing multifamily investments and your financial goals in depth.
We Find Properties
We are always finding and underwriting the properties to best meet our investors' goals.
You Invest
Once the property is found, and you like its offering, you invest by wiring funds based on your committment.
We Close
We take care of all the due diligence, inspections, and loan formalities to close on the property.
We Add Value
On close of escrow we start doing cost-segrigation, adding value, reducing expenses, and asset management.
You Get Cash Flow
Based upon how the property does, anticipated cash flow starts getting distributed in the upcoming quarter.
We Sell the Property
Depending on the planned exit strategy, we sell the property and distribute appreciation gains too.
We Continue
Once we have build a successful relation, we keep extending our financial relationship more and more.
Where Do We Invest?
We invest in Class B, & C properties (Never class D), with a safe and long-term outlook and having emerging market trends in mind, like strong job growth, increasing population, and business-friendly policies from the state.
We expect properties to cash-flow from day 1 and target an occupancy of at least 90%. Our properties must have a potential for value-add which can help us appreciate the asset and increase the income e.g. by updating or altering the interiors and exteriors of the units and eventually increasing the value of the property and cash flow as well.
Generally such properties are in major MSAs, and in the close proximity to colleges, campuses, hospitals etc. We keep a keen eye on employment generators around those areas. We do not buy properties built before 1968.
At the moment we shoot for 35-100 Units apartment complexes.
